Previous Use

The proposed development site has been used as an orchard but was allocated for residential development in Maidstone Borough’s Adopted Local Plan, 2024, to meet identified local housing needs.

Previous Planning Applications

The site was granted outline planning permission in December 2024 for the following:

Outline application with some matters reserved (access only sought) for the removal of 2 former agricultural sheds and erection of up to 117no. dwellings and associated infrastructure including partial footways on Albion Road.

Previous Consultations and Feedback

Extensive public engagement occurred during the preparation and determination of the outline application, with residents given the opportunity to provide feedback.

Before the submission of the outline planning application in 2023, a public exhibition was held and Maidstone Borough Council were consulted on the plans.               

Separate to the above, the proposed allocation of the site in the now adopted Local Plan was also consulted on.
