Site Layout

The proposed site layout illustrates how we will deliver 117 new homes, including 40% affordable housing, and provision of extensive areas of landscaping and community green space.

Our proposals are in line with the approved outline consent and include the following:

  • Provision of 117 new homes, including affordable housing in a sustainable location;
  • Creation of a new pedestrian and vehicle access arrangement off of Albion Road, which has been approved as part of the outline consent;
  • Provision of a pedestrian and emergency access to Copper Lane;
  • Provision of new public open space;
  • Provision of a high-quality landscape approach to the south of Marden;
  • A sustainable drainage solution with features to support and enhance biodiversity;
  • Provision of new areas for dedicated biodiversity enhancement and mitigation; and
  • A package of measures which ensures the future dwellings are resilient to the impacts of climate change and deliver modern energy efficient homes.

Homes Proposed

Our plans provide a variety of market and affordable homes across a range of property sizes to deliver a mixed and balanced community and to meet local housing needs.    

We are proposing a range of 1 to 5 bedroom homes comprising a mix of apartments and houses. 40% of these homes will be provided as affordable housing.    

All of the homes will comply with nationally described space standards, to ensure good levels of residential amenity. 

The homes will be designed to be in keeping with the local traditional architecture and character of the area. The homes will incorporate a range of details including weatherboarding, tile hanging, brick banding, stone cills and hipped roofs. The majority of homes will be 2 storey, with some 2.5 storey (homes with accommodation in the roof) spread around the site.

The proposed apartment buildings would be the only 3 storey buildings, located to the north of the site.

The affordable homes will be designed to be tenure blind. This means that all homes on the development, whether for private sale or affordable will follow the same design principles.
